The brokerage

Beaches to River Real Estate is a Saint Augustine brokerage led by broker and owner Taylor Hodges, with Wendy Brown as Broker and REALTOR®. It covers St. Johns, Flagler, Putnam, Duval and Clay counties — handling buying, selling and investment property.

The name describes the territory precisely: from the Atlantic beaches inland to the St. Johns River.

Five intents wearing one costume

Somebody typing a property search into Google might be doing any of these:

  • Ready to buy in a named community, right now.
  • Researching what a county or neighbourhood is actually like to live in.
  • Relocating from out of state and starting from zero.
  • Looking for an investment or acreage play rather than a home.
  • Working out what their own house is worth before listing it.

These need different pages with different content and different calls to action. Routing them all to one search results page wastes every one of them.

The page families

The site runs to roughly 130 pages, organised into families that each map to one of those intents:

  • Community pages for the places buyers name directly — Nocatee, Palencia, Silverleaf, Shearwater, RiverTown, TrailMark, Beachwalk, Beacon Lake, World Golf Village, Marsh Landing, Sawgrass Players Club, Lincolnville, Davis Shores, Vilano Beach, Crescent Beach, Ponte Vedra and more.
  • County pages, each with its own homes-for-sale, home-values, waterfront and acreage variants across St. Johns, Flagler, Putnam and Duval.
  • Living-in pages for relocation research, which is a different reader from a buyer and needs a different page.
  • Investing-in and retiring-in pages per county, for the two most common non-primary-residence motivations.
  • Water-type pages — riverfront, Intracoastal, oceanfront, St. Johns River, boating communities, fishing properties. This is how waterfront buyers actually think, and almost nobody structures for it.
  • VA and military pages, which matter enormously next to Jacksonville.
  • Tools — mortgage calculator, home valuation, property search.

The Putnam County bet

Most Northeast Florida brokerages compete exclusively over St. Johns County, where the inventory is expensive and the competition is fiercest. This site also goes properly after Putnam County, Crescent City, Welaka, Georgetown, Satsuma, Interlachen, Palatka and the St. Johns River corridor — river frontage, lakefront and acreage that sits well below the regional median.

That is a deliberate differentiation play. It is a smaller market with far less competition for the search term, and it is genuinely underserved. The supporting blog goes after it directly, with pieces on Lake George fishing property, buying acreage in Putnam County, dock permits on the St. Johns River, and why automated home estimates miss badly on waterfront.

Honest content beats keyword stuffing

The investing guide for St. Johns County covers historic-district architectural review, flood exposure and the special assessments attached to master-planned communities. The Putnam County page notes that inventory in the smaller river communities is thin. Telling a reader what is difficult about a market is what makes the rest of the page credible — and it pre-qualifies the enquiries that come through.
